Appraisal

An appraisal is a written estimate or opinion of value of a property, as of a specific date. It is supported by the presentation and analysis of relevant data.  The reasons for performing a real property appraisal are varied.

An Appraisal may answer any of the following questions:

  • What is the current Value of a property being bought or sold?
  • What is the Value for mortgage or lending purposes
  • What is the future Value of a property being built, improved or altered
  • What is the current or retrospective Value for matrimonial or estate settlements
  • What is the current or retrospective Value to assist in investment and financial planning decisions
  • What is the current or retrospective Value of property involved in litigation

Value is defined as, "The most probable price which a property should bring in a competitive and open market under all conditions requisite to a fair sale, the buyer and seller each acting prudently and knowledgeably, and assuming the price is not affected by undue stimulus."

All appraisal reports contain the following information:

  • the estimate of value
  • the effective date of the appraisal
  • the certification and signature of the appraiser
  • the purpose of the appraisal
  • the qualifying or limiting conditions of the appraisal
  • the condition of the neighborhood
  • an identification of the property and its ownership
  • an analysis and interpretation of the data and the assumptions made
  • the processing of the data by one or more of the three approaches to value
  • other descriptive support material such as maps, plans, charts, photographs, etc.
